Property Stewardship in Practice
Back Forty
Lodge
A private 40-acre retreat in Whitefish, Montana, cared for with foresight, discretion and hands-on attention.
Beyond Property Watch
Exceptional homes require more than a watchful eye.
Before founding Nines, Brandi served as the dedicated local point of care for Back Forty Lodge, one of Whitefish’s premier luxury retreats, set on 40 wooded acres.
The role reached far beyond scheduled visits. It meant understanding the rhythm of the home, anticipating seasonal demands, preparing for frequent owner arrivals and departures, coordinating the people who kept the property operating, and working alongside the short-term-rental management team to support seamless guest stays.
The standard was simple: protect the investment, preserve the experience, and make the work behind it all feel invisible.
The Property
Designed for gathering. Maintained for every season.
The main lodge combines a professional chef’s kitchen with a grand family room, dining room, breakfast area, separate media room and multiple indoor and outdoor living spaces created for memorable time together.
The estate also includes a separate cabin and Airstream, each requiring the same consistent inspection, readiness and care as the main residence.
Set at the end of a private road, with hiking trails accessible directly from the property, the lodge offers quiet seclusion while remaining within easy reach of downtown Whitefish, Whitefish Lake, Whitefish Mountain Resort and Glacier National Park.

Beyond the Main Lodge
Three distinct spaces. One consistent standard.
Weekly oversight extended across the main lodge, separate cabin and Airstream. Each space was inspected, maintained and prepared with the same attention to condition, presentation and owner expectations.
The Care Behind the Experience
One property.
Hundreds of details.
The visible beauty of Back Forty rested on quiet, consistent execution across three accommodations, the surrounding acreage, vendors, vehicles, owner stays and guest experience.
Property Watch &
Seasonal Readiness
Weekly inspections, seasonal preparation, issue identification and emergency response across the main lodge, cabin, Airstream and surrounding acreage.
Owner Arrival &
Departure
Preparing the residence for frequent owner arrivals, coordinating departures and ensuring the home felt ready, settled and personal each time.
Vendor &
Project Coordination
Identifying maintenance needs, coordinating painters, handymen and other vendors, providing access, documenting progress and following through until the work was complete.
Vehicles, Deliveries
& Receiving
Receiving and positioning vehicles, assisting with registration, managing mail and packages, and coordinating large or time-sensitive deliveries.
Condition, Inventory
& Presentation
Monitoring furnishings, linens, dishware, décor, artwork and finishes for guest wear, documenting concerns and receiving, installing or putting away approved replacements.
Guest Experience
& Events
Working closely with the STR management team on property readiness, guest safety and local short-term-rental requirements while coordinating private chefs, local musicians and special events.

Luxury Lives in the Details
The rooms guests rarely notice matter just as much.
Luxury is not only what appears in the photographs. It is organized linens, complete dishware, furnishings in excellent condition, vehicles ready, vendors met, artwork installed, systems checked and a home that feels effortless despite the coordination underneath.
“The work was successful when the owners could arrive, settle in and enjoy their home without having to manage the details behind it.”
The Nines Standard of Care
Owner Care + Guest Experience
A residence first. A destination when shared.
Back Forty served two distinct purposes: a deeply personal home for its owners and a luxury retreat for guests. Caring for it required honoring both.
Brandi remained focused on the property and its owners while coordinating closely with the rental management team responsible for bookings and guest operations. Clear communication and reliable local follow-through helped protect the home without interrupting the guest experience.
Because the property was first and foremost the owners’ home, guest-related wear was carefully documented and reported. Once replacements or repairs were approved, Brandi received and placed new household items or coordinated the appropriate painters, handymen and service professionals to preserve both the investment and the home’s visual standard.
From owner readiness and vehicle receiving to private-chef coordination, guest safety and event support, every detail was handled in the context of the property as a whole.
